We can advise and assist on buying the right property, refurbishing and then letting the property. We also offer a no charge service to review any potential purchases for you to ensure that they are viable.

Maintenance. We have an in-house maintenance team and manager to ensure that we maintain all properties to a lettable standard. We can also manage bigger projects that may range from a new central heating system to a full property refurbishment.

Scheduled Certification. We have robust systems to ensure that all Gas Safety, Electrical Systems and Fire safety checks are carried out on time at sensible prices. This offers landlords peace of mind that their properties are up to date with the required standards.

Dedicated lettings staff. Your property will be managed by a dedicated member of staff, ensuring that you have a personal contact who knows you and your property. We find this ensures a better level of service and attention to detail.

Rent Collection. Although it’s hard to believe, some tenants don’t pay their rent on time. Or at all. We have a dedicated rent collection department that uses all legal methods to ensure you receive all the rent due to you.

Accounts. We have a dedicated account department that ensures that you receive all receipts and relevant financial information you require a long with a clear rent statement.

Viewings. We operate a fleet of vehicles to ensure that we can undertake viewings when required by tenants and get your property let to the best possible tenants.

House in Multiple Occupancy. Over the last 12 years that we have been operating we have seen a huge increase in the legislation that affects the private rented sector. At Oak Student Letts we manage more than 200 HMO’s (Houses in Multiple Occupancy) and have gained a huge amount of experience in managing these properties. We share this experience with our landlords to ensure that they stay ahead of changes in the law.

Contracts. Oak Student Letts aim to ensure that our contracts protect both the landlord and the tenant. While it may appear that we take more steps to sign a tenancy, this procedure ensures that tenants are aware of their obligations and are correctly bound to the terms.

Advertising. We advertise our landlord’s properties on Rightmove, On The Market, and StuRents in addition to our own comprehensive website. We find this offers the best coverage for the student market. We also create a range of dedicated print-based advertising.
